  • Extra costs still apply: closing costs vary by product, annual dues are separate, and financing adds more cost

That combination is important. The “around $22,000” figure is a decent current benchmark for a mainstream new purchase, but it is not a full all-in number, so buyers still need to ask for the exact annual dues, financing terms and any club or booking fees attached to the product they are being shown.
